Everything you'd want to know before getting started. If something's missing, reach out — we're easy to talk to.
You choose which appliances are in your plan — we only maintain what you select. For each one, we perform the preventive tasks within our scope: cleaning, lubrication, visual inspection, testing, and condition documentation. We don't open up equipment for internal diagnostics or perform work that requires a trade license — that's the job of a certified technician. Think of us as the consistent, scheduled layer of care that most homes never get. You receive a Home Health Report after every visit.
No — and that's intentional. We are exclusively preventive maintenance. We don't diagnose or repair appliances. If something needs repair during our visit, we'll flag it clearly and you choose who handles it. This means we're never incentivized to find problems that aren't there.
A home warranty pays for repairs and replacements after something breaks. We work to make sure things don't break in the first place. The two can complement each other — in fact, many home warranties require documented maintenance to honor claims, which is exactly what our Home Health Report provides.
After every service visit, we send you a full report of your appliances — what was done, current condition, approximate age, and anything worth watching. It's a running record of your home's maintenance history. Useful for your own peace of mind, for insurance purposes, and for buyers if you ever sell.
Some appliances need attention more than once a year — HVAC filters, water filters, softener salt, and similar consumables. Filter & Refresh visits are lightweight add-on visits scheduled separately from your annual service. Frequency and pricing are confirmed at your inventory walkthrough based on your specific setup.
Your price is based on which appliances are in your plan, how many of each, and the access difficulty for each unit. The estimate you get on our website is a realistic range. Your exact price is confirmed after the inventory visit, once we've seen your appliances in person.
Parts are always billed separately and transparently. We use a straightforward tiered pricing structure based on the cost of the part — no markups hidden inside your plan price. You'll always know what parts were used and what they cost.
No. Labor is flat and included in your plan. Parts are billed at transparent tiered rates. The only other cost is the $50 inventory visit fee, which is credited in full toward your first service. That's it.
Your rate is set at the inventory visit and only changes if you add or remove appliances from your plan, or if we update our pricing generally — in which case you'd be notified well in advance.
Before your first service, a Home Care Specialist visits your home to document every appliance — make, model, age, location, access, and current condition with photos. This lets us confirm your exact plan price and show up to every future visit fully prepared. The $50 fee is credited in full toward your first service payment.
Yes. If you'd prefer to document your appliances yourself before we arrive, we can send you a link to set up your home profile on your own time. This is a good option if you want to move at your own pace or if scheduling is tricky. We'll confirm everything during your first service visit.
Most inventory visits wrap up in under an hour. The actual time depends on how many appliances are in your plan and how accessible each one is — a finished basement with a utility room is faster than equipment spread across multiple crawl spaces.
The estimator covers the most common systems, but every home is different. If you have something we haven't listed — a whole-house generator, central vacuum, ceiling fans, or anything else — mention it during your inventory visit. If it's something we can maintain, we'll add it to your plan.
Yes. Rental properties are a great fit — preventive maintenance reduces emergency calls, keeps appliances running longer, and gives landlords a documented maintenance record. We can work with property managers and coordinate access as needed.
We'll document the condition at the inventory visit and be upfront about what's realistic. If an appliance is near end of life, we'll flag it in your Home Health Report. We can still maintain it — preventive care matters even more for older equipment — but we'll make sure you have a clear picture going in.
No. We use only natural, non-toxic products — white vinegar for descaling water heaters and dishwashers, vinegar and baking soda on garbage disposals, and water for general cleaning. No harsh solvents, no aerosol chemicals, nothing that leaves residue near food prep surfaces or affects air quality in your home.
Yes. Because we only use natural cleaning products, there's nothing to worry about for kids, pets, or sensitive households. We don't bring aerosols, solvents, or anything with fumes into your home.
We currently serve the greater Seattle area. If you're on the edge of our zone or just outside it, get an estimate anyway — we'll let you know if we can make it work.
Yes, that's the plan. If you're outside our current service area, leave your email on the estimate page and we'll reach out when we expand to your area.
